Purchasing real estate in Costa Rica
Although buying property in Costa Rica is in many
cases a simple transaction, many foreigners have
fallen victims to unscrupulous brokers and
lawyers, or to their own lack of knowledge of the
Costa Rican law and property market. As a

a better life have ended up broken hearted and
ruined.
We advise that you always hire the services of a
lawyer other than that of the seller. He or she
will research the property in the “Registro de la
Propiedad” to make sure that it has no liens nor
encumbrances, and that the seller has a right to
transfer title, among other things.
Real estate agents will often hide information
about the property so as not to lose the
commission. As it happens the real estate business
in Costa Rica is totally unregulated, so anybody
can act as a broker or set up their own real
estate company without the need of a license. Most
agents don't have a legal document or agreement to
act on behalf of the seller.

proven track records and do a thorough property
study to ensure that you are among the many
foreigners who have found a happy way of life in
this beautiful country.
Crazy Horse Ranch.
• The main house and surrounding grounds.
The main house has an area of 220 m˛ plus a 50 m˛
porch. The main living area has seven metre high
ceilings, which added to the thickness of the
walls provides a comfortable living temperature
day and night. It features two large bedrooms
tastefully decorated, each with its own large
bathroom and teak floors. The open-plan living
room and kitchen are originally decorated and well
thought out. The kitchen is equipped with
double-door refrigerator, oven, microwave,
dishwasher, marble-top, professional gas hob, etc.
The mahogany coloured units are offset by the
modern appliances and steel hob. There is also a
pantry and a utility room with washing machine and
dryer. The house has cable TV and internet access,
solar-powered hot water, air conditioning and
110V-220V current. One of the bedrooms has been
fitted with a built-in combination safe.
The south facing porch overlooks the swimming pool
and the garden. It has an outdoor oven and
barbeque, dining table and hammock. At the back of
the house there is a spacious garage and storing
room. There is also a well with pump. Both the
house and the stables are protected against
lightning by a state-of-the-art system.
The pool house has an area of 30 m˛ and is
completely furnished with queen sized bed,
refrigerator and kitchenette. It has also its own
shower room and toilet.
The guest house has a total area of 180 m˛,
divided into two self contained apartments and a
terrace. Spacious and tastefully decorated, they
include a large bathroom and living room, and a
west facing terrace with a bridge across a small
garden that joins both apartments. Both apartments
are fitted with a safe. An interconnecting
passageway allows for the two apartments to be
used as a single living unit.
The swimming pool is 16 m long and has a maximum
depth of 2 m. It is filled directly from one of
the property’s natural springs. The filtering
system is completely automated and includes a
natural-looking waterfall.
The fish lagoon has approximately 600 m˛ and has
been built to grow tilapia and fresh water
lobsters, and also provides a home for countless
birds and even an otter. Surrounded by tropical
plants and fruit trees, it is a spot for
relaxation and bird-watching, slightly secluded
from the main house and outbuildings.
• The waterfall and river Zapote.
One of the highlights of the property is the river

• The teak plantation.

A central point of the property is the circular
stables, with ten open box stalls each with its
own individual pen, built around the indoor arena.

around the existing ones. The training area is
overlooked by a platform with seats. In addition,
there are three storing rooms for riding tack,
horse fodder and farm utensils.
A working tractor and all garden and farm tools
are included in the sale.
Near the stables lies a small caretaker’s house
that is currently under construction.
• Wildlife and gardens.
The mature garden surrounding the main house and
swimming pool is stocked with tropical flowers and
fruit trees like heliconias, rhododendrons,
gingers, ornamental peppers, pineapples, pawpaw,
myrtle, bromeliads, orchids, avocado, orange,
lime, grapefruit, cashew and several species of
rare palm trees.
Many species of birds, reptiles and small mammals
thrive in the area, some of them, like green
iguanas, toucans, motmots, hummingbirds, howler
monkeys, etc. are usually seen near the house.
Many others can be observed in the woods
especially on horseback, like coatis, racoons,
armadillos, red deer, spider monkeys and many
others.
Land usage.
The property is ideal as permanent residence or
holiday home. The owners are in the process of
applying for a hotel and restaurant license in
order to let out the three cabins together with
the stables, and there are other possible usages
for the land, which make this an excellent
